Application Screening Fee: $41
Each occupant (over 18) or financial guarantor submits an application and fee.
Holding Fee: $400
Holding Fee will be applied to rent then to Refundable Security Deposit upon approval and signed lease. If not approved for tenancy, holding fee will be returned (screening fees will not). If approved for tenancy, but applicant chooses not to enter into the lease, the holding fee will be FORFEITED.
LEASE SIGNING:
Non-Refundable Fee: $150
Refundable Security/Cleaning Deposit: $1350
Rent or Pro-Rated Rent is Due
Your holding fee of $400 will be applied toward rent first.

SERVICES INCLUDED IN RENT:
- Off-street parking - Limited
- Water and Sewer Services
- Recycling, Compost, & Trash Pickup
RESIDENT-PAID SERVICES:
- Electric
- Cable
- Internet
- Phone
KEY POLICIES:
- Applications and money are processed for active rentals only; in order of receipt of completed applications.
- "Portable Tenant Screening" reports are not accepted.
- In-person interview and specific-unit preview are required of all applicants.
- Initial lease term is 1 year.
- Rent is due on the 1st of the month.
- A late fee of $25 is assessed on the 6th of the month.
- NSF fees are $25 in addition to the late fee.
- We do not take last month's rent.
- Notices to move must be received 20 days prior to the end of the current rental period for all residents.
- Pets are no longer accepted.
- The building and rental units are now smoke-free.
